How We Vet & Rank Builders

Last updated October 27, 2026

What Gets a Builder Listed

We research residential building and remodeling companies using public business listings, company websites, local authority records and award organizations. A basic listing is free. Companies cannot buy their way around the identity and project-scope checks.

  • Local licensing. Kansas City spans different jurisdictions. We check Johnson County Contractor Licensing, Kansas City, Missouri contractor licensing and Lee’s Summit records where applicable. Missouri and Kansas Secretary of State records establish entity registration, not a contractor license. Each completed check shows the authority, record number and date.
  • Unfinished records stay visible. “Not yet verified” means a required check is incomplete or ambiguous. “Under review” identifies an inactive or enforcement-related record needing reconciliation. These companies remain listed but cannot enter featured placement or matching until the required checks are resolved. A company-register match does not establish every license class.
  • Real service areas. City lists use company service statements or documented project locations. An office address or broad metro claim does not put a builder in every city.
  • Awards with sources. Award entries link the organization that issued them. Parade participation is separate from winning an award. We do not turn a company’s unsupported claim into a verified badge.
  • Review snapshots. Google ratings and counts, where shown, have a retrieval date. They are not a score and do not change the order of this directory.

Always confirm current licensing, insurance, references and the exact contracting entity before signing. A checked record is dated evidence, not a guarantee.

How Directory Pages Are Ordered

City lists use the same sequence: a separate, labeled Featured slot; then the organic list with local custom, semi-custom and remodeling businesses before national production companies; then companies with at least one verified award; then alphabetical order. The A–Z directory is alphabetical throughout.

At most one eligible company may occupy a city’s Featured slot. Buying that space does not change its organic position, profile facts or credential status. Award totals are not converted into weighted scores.

Featured placement also affects matching, and the amount is public. An eligible match must serve the requested city and offer the requested project type. A documented budget fit adds 10 points; a featured partner adds 10 points to the matching score. Ties are alphabetical. Shortlists contain no more than three companies, so the boost may affect who appears. It cannot make an ineligible company eligible.

Matching is disabled while intake, storage and delivery are being configured.

Price Tiers

These browsing labels describe published examples and company offerings. Mid-range covers home prices below $1 million; Luxury covers $1 million to under $2 million or a company’s explicit luxury offering; Ultra-luxury covers examples at $2 million or more. A builder may appear in more than one tier.

Profiles link the evidence and check date. Parade prices refer to specific properties and may include land; company descriptions do not establish a minimum budget. These labels are not construction estimates, quality scores or matching guarantees. We omit the price row when supporting information is unavailable.

How We Make Money (Advertising Disclosure)

The directory is free for homeowners. Future revenue may come from labeled city placements and referral fees when eligible builders receive a homeowner’s project request. Prices and availability are not finalized; no placements or leads are currently being sold.

There is one featured slot per city. An unfilled slot says it is available. Payment never changes inclusion, organic order, license facts or editorial descriptions. Commercial relationships neither exclude a business nor excuse it from the same verification rules.

Any paid referral relationship will be disclosed beside the matching form. The matching boost described above is the only paid effect on a shortlist.

Editorial Independence

The editorial team writes profiles and guides from company materials and public records. Builders cannot pay to alter factual descriptions or remove substantiated information. A correction needs a source: the relevant licensing authority, the award organization or an identifiable company record.

Corrections are free. Contact editor@homebuilderbenchmark.com with the page and supporting source; inbox delivery has not yet been verified. See About for the directory’s scope.

What We Are Not

We are not a building contractor, property broker or inspection service. A listing does not promise workmanship, current availability or a final price. Check records directly, visit comparable work and read the proposed contract before making a commitment.
