Three ways to start a house
A custom project usually begins with a particular site, household and design brief. A semi-custom project starts with an established plan that allows defined changes. A production project typically uses a repeatable plan catalog and a more controlled selection process. These labels describe the buying process; they do not guarantee workmanship.
| Approach | Best starting question | Decision to settle early |
|---|---|---|
| Custom | Who owns the drawings and coordinates design? | Site feasibility and the design budget. |
| Semi-custom | Which plan changes are actually permitted? | Structural changes versus finish selections. |
| Production | What does the quoted base price include? | Lot premiums, options and completion timing. |
Choose the process that fits your priorities
A household with a difficult lot or unusual space needs may value a design process built around those constraints. A buyer who likes an existing layout may prefer to focus decisions on finishes and a few permitted modifications. Someone prioritizing a known community and a nearer completion date may start with available inventory.
Tour a completed example of the exact approach you are considering. A highly customized show home can be a poor comparison for a base-plan purchase. Ask which displayed elements are upgrades and obtain the relevant selection schedule.
Ask where flexibility ends
The word custom can mean very different things between companies. In our profiles, classifications are research labels based on company language and business categories. Confirm the actual offer for your lot and budget before treating the label as a promise.
- Can the footprint, foundation, stair position or roofline change?
- Who prepares drawings and who is responsible for revisions?
- When must selections be final, and what happens if an item is unavailable?
- Is an independent lot allowed, or must the home be built in a listed community?
- What is the procedure and price basis for a change after contract?
Compare the delivery arrangement
Design-build places design and construction within one coordinated arrangement; some firms provide both, while others work with independent designers. Ask which legal entity contracts with you and which services are subcontracted.
For any model, document allowances, payment milestones, delays, inspections, warranty and dispute procedures. The right comparison is the written scope of two offers, not the marketing label attached to them.
