Choose what you are actually buying
The reviewed builders offer several routes: available inventory, a home selected from plans, a commissioned custom design and construction on land you already own. Start by naming the route in your project brief. Two attractive houses can be poor price comparisons if one price includes a completed lot-and-home purchase and the other describes only future construction.
Raleigh Custom Homes distinguishes its curated inventory from a limited bespoke program, which it says accepts only two to three custom homes annually. Ask about current capacity and the exact offering rather than treating a portfolio as a promise of an available custom-build slot.
Separate a homesite listing from a house budget
Bost Custom Homes lists estate and infill homesites separately from its portfolio. A displayed lot price is not a starting price to construct the house shown nearby. Record land acquisition, site investigations, preparation, utilities and house construction as separate components, then identify which belong in each builder’s proposal.
For an owner-lot project, confirm whether the builder evaluates the land before purchase or only after ownership. State which site facts are already established and what investigation remains. A builder’s willingness to consider a location does not settle zoning, drainage or utility feasibility.
Use starting prices with their written scope
Rufty Homes currently advertises custom-home investment beginning at $1.8 million excluding land. Its FAQ says the final amount varies with the site, design, specifications and selections and does not give one average cost per square foot. Use that information to discuss fit, not as a fixed quote or a market-wide average.
Ask every builder to label allowances, exclusions, design fees and site assumptions. Request the area basis for any square-foot comparison and keep garages, porches and other unheated space visible. A lower headline number can otherwise describe a different quantity of work.
Check the entity and project-value limit
North Carolina’s general-contractor threshold is $40,000 for covered undertakings. Confirm the exact licensed entity, appropriate classification and limitation: Limited up to $750,000, Intermediate up to $1.5 million or Unlimited. The board’s limitation calculation excludes land and ancillary land-improvement costs; resolve how it applies to the actual scope.
A qualifier is not the licensed company. Compare the board record with the contract and payment instructions, then separately check insurance, relevant work and current capacity. A permit or license is not a guarantee of the builder’s price or completion date.
Require one dated basis for the decision
Put the same plan, site assumptions, specifications and selection allowances beside every estimate. Record who controls design revisions and how changes are approved, priced and scheduled. Include the intended milestone for converting preliminary costs into a construction contract.
For Raleigh, Cary and Wake Forest sites, incorporate the applicable local approval package rather than adding a generic permit allowance. Ask who supplies surveys, responds to comments and obtains final approvals. Choose after the remaining gaps are explicit, not simply after comparing the lowest two totals.

| Design | Existing plan, customization or new commission |
| Site work | Investigated conditions versus allowances |
| House | Same plans, area basis and finish specification |
| Credentials | Contracting entity, scope and monetary limitation |
| Schedule | Actual capacity and approval dependencies |
