How to check a DFW builder before signing

Separate business identity, municipal registration, trade credentials and project evidence.

Match the legal party to the contract

Start with the name that will sign the agreement and receive payments. A brand, office listing and legal entity can differ. Ask the company to explain the relationship and check the relevant official records before committing.

Texas business filing records and franchise-tax account status serve different purposes. Neither is a substitute for a municipal contractor registration or evidence that a particular home is permitted.

Ask what a license claim actually means

Texas does not require a state general-contractor license. Official municipal guidance makes that distinction while identifying separately regulated trades. An unexplained claim to be licensed should be tied to a named authority, credential and scope.

Ask which municipality governs the property and which registrations the general contractor and trades need there. Verify the current record rather than relying on a logo, a screenshot or registration in another city.

Check work comparable to your project

Ask for recent examples similar in construction type, design complexity and site conditions. Clarify whether the company built the whole home, managed a renovation, designed the plans or supplied a specialty component.

Talk through who will supervise your project, how frequently you will receive updates and how design changes are documented. A successful past project is useful evidence but does not establish current staffing or capacity.

Request the documents that apply

Request current insurance evidence, the proposed agreement, specifications, allowance schedule and warranty terms. Ask who issues any third-party warranty and what exclusions, claims procedures and maintenance duties apply.

Arrange professional review when contract, title or engineering questions require it. Keep the documents tied to the exact company and property rather than accepting generic materials from a sales presentation.

Understand what the directory has checked

These new profiles have first-party service and company research plus observed Google data. Their individual government credentials, insurance, participation and match capacity remain pending.

A directory listing is a starting point for a shortlist. It is not a statement that every listed company is approved for every municipality or ready to accept the project.
