Start with the property jurisdiction
A metro name is not a permit authority. Confirm the actual municipality and parcel before selecting a checklist, and ask about any applicable district or private community requirements. A builder’s office city does not answer those questions.
Have the builder identify the office responsible for each approval in writing. Separate the design, site preparation, building, utility and trade tasks so none disappears inside a vague permit allowance.
Dallas: link the building and trade records
DallasNow uses a primary building permit and related trade records. The city’s guide explains that electrical, plumbing, mechanical and irrigation work have their own record and inspection responsibilities.
Ask who maintains the relationship between records and who confirms the required inspections. The company that coordinates the project and the trade professional authorized for a particular task may be different parties.
Fort Worth: verify the registration scope
Fort Worth’s contractor page distinguishes building registration from regulated trade requirements. Check the company and applicable trade team before treating a permit application as ready.
Ask who submits plans, responds to corrections, schedules inspections and keeps the approved documents available. A registration record alone does not demonstrate approval of the proposed home.
Southlake: account for the site before construction
The February 2026 new-house guide addresses contractor registration, multi-trade permits, stormwater planning and tree protection. Confirm which site approvals and inspections precede the proposed work.
The guide also distinguishes private deed restrictions and homeowner-association obligations. Confirm their applicability independently and assign responsibility for the relevant submissions.
Frisco: use the current submittal package
Frisco provides current residential permit, new-construction and energy-compliance documents and a contractor-status check. Ask the project team to identify the versions it will use.
Keep a shared record of approved plans, revisions, permits and inspection results through handover. Confirm final and occupancy requirements before scheduling a move, rather than treating physical completion as the only milestone.
