Translate the design into a scope
“Luxury” can refer to space, finishes, architectural complexity or a level of service. Write down the features that matter to your project and ask each builder to price the same requirements. A marketing label is not a technical specification.
Start with the site, desired layout and performance priorities. Decide which elements need design or specialist input before requesting a final construction price.
Compare the documented offerings
Southern Homes describes custom and semi-custom homes with detailed finish selections. Plum Legacy describes coordination between the homeowner, architect, interior designer and construction team. True North publishes custom and spec projects with individual builder attribution.
These are different starting points for a conversation. Ask which services are provided in-house, which consultants are separate and who is responsible for resolving a conflict between the design and construction documents.
Review relevant completed projects
Request work similar in site conditions and design complexity to the home you intend to build. A large house is not automatically comparable to a compact, technically complex design. Ask to understand the builder’s role in the referenced project.
For shared community or inventory sites, verify who actually built each house. True North’s listing page explicitly includes partner builders, so those homes should not all be credited to a single firm.
Set selection and change procedures early
Ask for the material schedule, allowance definitions and decision deadlines. Identify who checks compatibility among structure, windows, roofing, mechanical systems and finish details.
Discuss how substitutions are proposed and approved, especially if the specified product is unavailable. A dated record of selections and approved changes makes the final scope easier to understand.
Check the contract and project readiness
Confirm the legal contracting entity, relevant municipal registration, insurance and project-specific permit obligations. Ask how site investigations, inspections and handover documentation are managed.
Awards should name the issuer, year, category and project. Company-published claims without issuer confirmation are research leads; they are not automatically counted as verified awards in this directory.
